Guidelines For Ceiling Framing Works

Introduction:
For the past several years, it was observed that most ceiling damages were caused by
water leaking. These ceiling boards cannot hold small amounts of water that had been
stored unto it because of the material properties and how it was made of.
Gypsum boards are made of compressed gypsum powder (plaster of Paris) covered
with paper that once exposed to water or moisture it will become soft and can easily
tear down.
The advantages of the material are light and easy to install but not suitable for exterior
use or purposes.
This might be one of the causes why most of the ceiling boards of Gaisano Capital
always collapse when it is exposed to water because the screws cannot hold tightly the
gypsum material that already softened.
Based on observation from the branch Job orders, photos also revealed the actual
spacing of the ceiling framing system which is beyond the standard requirements or
standard specification. It was also observed that most ceiling metal furrings were widely
spaced at 1.20m at most which is way-off the standard layout or design and only small
amounts of tex screws to hold the ceiling boards.
For durability, maybe we can adopt to use Vinyl ceiling boards because they are also
lighter and resistant to water and moisture and aside from that characteristics vinyl do
not swell or bend easily and do not need painting.
While for Fiber-Cement boards, they are durable against weather conditions and
resistant to fire and they do not bend and swell but heavier compared to gypsum and
vinyl.
These materials could be more expensive compared to gypsum board but we can
assure that it can last longer and prevent further damage and maintenance in the store.
As said earlier, the proposed ceiling boards are heavier and need to have a standard
ceiling framing system to prevent collapse and to hold the ceiling board properly and
one of the requirements to comply is the proper detailing of the ceiling framing.
1. All work procedures stipulated above shall be the guidelines for the waterproofing
and exterior painting works.
2. All deviation from the above shall be subject to Non-Conformance and shall not
billable until such deficiencies were rectified, inspected, approved by the Gaisano
Capital representative.
3. In case contractor was not able to rectify such works, Owner has the right to
take-out such work item and let other contractor sublet the works and all
expenses shall be deductible to the contract amount of the contractor.
