As appointed by St James Urban Living, Blyth + Blyth will design the building
services installation to Commercial Unit 2, which will be fitted out as a resident
only gym and the change in operation of the current sales and marketing suite
within Commercial Unit 1 to a site concierge suite, on their site at Silkmills
Lewisham.

This reports sets out the initial design as coordinated this far and to completion.

The areas are 141m
2
for unit 2 and 60m
2
for unit 1. The units are standalone and
structurally complete. Commercial unit 1 is a weatherproof and environmentally
treated space with the current installation designed by others; Unit 2 is a shell
with services currently running through it as part of the main Silkworks
accommodation scheme.

Blyth + Blyth will develop the services to accord with the constraints and future
space operations as identified through coordination with SJUL and the design
team, mindful of SJUL budgets allocated for the project.

The services design shall be complaint with all statutory and regulation
standards.

As identified during the main Silkworks design duties, coordination has been
conducted with Premier Energy Services requiring provisions for the gym:

i. A 15mm dia. metered water service from Thames Water, terminating within
the space approximately at gridline E6.

ii. A 100A TP&N electrical service, derived and metered from the DNO pattern
LV distribution fuse boards within the basement confirmation is required as
to the exact location of this supply termination point within the gym shell.

iii. No gas has been detailed to the gym shell.

iv. Telephony services can be taken from the installed infrastructure already
present.

Building Fabric U Values

The design of the heating ventilation and cooling systems shall be based upon
the following fabric thermal performance as set out below:

Noise Criterion

The air conditioning system shall be designed and equipment arranged and
selected to achieve a noise rating due to mechanical equipment not exceeding
the acoustic consultant requirements.

Ventilation to gym shall be provided in line with the Approved Document Part F
and with reference to the appropriate ClBSE and Sport for England Guide. The
rates are 20l's per person based on a peak occupancy of 28.

The ventilation system shall consist of soffit mounted heat recovery air handling
units providing fresh air ventilation with exhaust air being discharged to the
atmosphere via the external facade.

The air-handling units shall draw in fresh air from external facade, which shall be
filtered and heated as necessary. Each AHU shall incorporate a filter, heat
exchanger, electric re-heat battery system and exhaust fans. The AHU shall
supply air at 18
o
C. Remote to the units shall be a motorised shut off dampers and
attenuators.

The conditioned air will be distributed across the gym within galvanised sheet
steel ductwork system and discharging via an open bell mouth within the space.
All supply ductwork shall be insulated. Extract air shall be drawn from the ceiling
voids via extract bell mouths and ducted back via galvanised sheet steel ductwork
to the heat recovery unit.

An individual inline extract fan mounted at high level shall be provided to serve
the disabled toilet accommodation area. The exhaust air shall be distributed via a
galvanised ductwork system discharging to atmosphere via the external faade.

All high level mechanical services shall be exposed.

The architect shall be responsible for confirming supply and extract louvre details
and locations to suit the gym shell, based on the areas provided by Blyth + Blyth
through design calculation. lt is noted that the soffit to the gym reduces in height
towards the front facade resultant service heights have been detailed accordingly.

Refer sketch LM20066/SK001 at the rear of this report.

The gym shall be provided with heating and comfort cooling by means of a heat
pump system consisting of soffit mounted cassette units and an external
condenser plant located within the basement car park. Refrigerant distribution
pipe work shall connect the two main items of equipment. The system shall be
controlled by a master controller provided for operation of time and temperature
control in the space in an agreed location within the entrance area.

Allocation of plant space in the basement car park and pipe work zones and
routes have been previously conducted under the main Silkworks design as
indicated on drawing LM19589:56:001 rev C3.

The condensate from each of the units shall be copper pipe work, insulated and
laid to fall back to drain

Manufacturer's information is included in the rear of this report.

Renewables have not been identified as being required; it should be noted that
allowances for carbon emissions from the space had been allowed and used in
the main Silkworks planning compliant renewable scheme.

The complete Electrical installation shall be design in accordance with
BS7671:2008 Requirements for Electrical lnstallations Seventeenth Edition.

From the incoming service a 100A TP&N bus-bar shall be designed to enable
connection, via suitably rated isolators, to dedicated lighting and small power
MCB Distribution Boards and the Fire Detection and Alarm System.

ln line with Approved Document Part L2A and ClBSE GlL 65, energy meters shall
be provided to enable the building operators to effectively manage energy use
and to the various end use categories (heating lighting etc).

The installation shall be conducted in a combination of xlpe/swa/lsf armoured
cable and lsf sheathed, pvc insulated flat 2 core and earth cable, concealed within
partitioning and boxing out where possible, with soffit suspended cable basket

providing cable management where multiple cable runs exist. Connection devices
will be fixed to the side or underside of the cable basket.

A combination of 13A switch socket outlets, switched fused connection units and
local isolators shall be designed to allow connection and protection to the various
fixed building services as follows:

Sports Lighting, with the level of 300lux average being set by SJUL. The lighting
system shall be wired and controlled to take benefit of daylight sensor and timer.

The emergency lighting system shall be designed to accord with BS5266 part
1:2005 and part 7:1999. The system shall be a type NM/3 system.

Reference to the main Silkworks Fire Strategy Report, conducted by FDS, has
identified the requirement for a Type L3 Fire Detection and Alarm System. This
system will consist of automatic and manual detection devices designed to high
risk areas, escape routes and rooms leading onto escape routes, with a main
control panel located within the entrance lobby. Automatic and manual detection
shall consist of smoke detectors and break glass units, with alarms consisting of
sounders, base mounted to the smoke detectors to afford economy of wiring. The
system shall be wired in a soft skin pliable fire rated cable, clipped direct to the
building fabric where two cables run together, and where multiple runs exist, run
clipped to cable basket.

The system shall be interfaced to the main Silkworks alarm system via an
interface unit installed under the main works, and be designed to accord with
BS5839 part 1:2002.

An access control system shall be designed to control resident access into the
gym. A fob reader will be designed, located adjacent the entrance door. The fob
reader will be programmed to allow access to key fobs which have been
reprogrammed by the building operators to allow paying Silkmills residents
access. The fob reader will activate a door head frame mounted magnetic lock to
activate accordingly. A green egress button will fitted on the secure side to
facilitate exit and a 3hour autonomy battery and inverter pack shall be provided to
maintain system security during local or whole power failure.

The existing Silkmills site wide CCTV system shall be extended to afford
protection to the users. Two fixed cameras with focal angle and lengths shall be
designed at opposite corners of the gym which shall report back to the planned
position within the Sales and Marketing suite.

lntegrated Reception System Description

The existing Silkmills lRS system shall be extended into the gym to facilitate
future media services. The system shall be capable of providing signals for Sky
and Sky +, all free to air digital 'Freeview' services, UHF and DAB radio services.
The service will terminate in a amplifier splitter system to allow the end user,
during the fit out, to connect source drivers such as TV's, enabled PC's, DAB
Radio's and broadcasting systems.

No telephony services shall be provided to the gym.

A BS8300 compliant disabled persons toilet alarm shall be designed for the
disabled toilet accommodation, consisting of a call controller, a remote reset point
complete with sounder (allows cancellation of the alarm condition from within the
accommodation), a ceiling alarm pull, an over door alarm light and sounder. This
system shall sound alarm in the concierge suite.

avoid condensation, and designed to be run in a concealed manner where
possible.

Hot water shall be generated from a 10litre single vented open outlet under sink
water heater. The hot water to the sink shall be taken through a blending valve to
TMV3 to accord with Approved Document Part M. Coordination shall be
conducted with the architect to ensure that suitable tap ware is installed
accordingly. This pipe work shall be copper to BSEN1057250R with soldered lead
free capillary fittings

the sanitary ware, drinking fountain and air conditioning condensate within the
gym and shall connect to the below ground drainage connections and the
suspended drainage within the basement plant room directly below the gym
designed and installed under the main Silkworks design. All branch connections
shall be UPVC / MUPVC branch soil and waste connections to sanitary ware and
fitments.

Power, cable and back boxes shall be designed in coordination with a telephone

A wired intruder alarm system, consisting of detection devices and an external
