Section 1: Niche Focus Ads
For this section, we’re going to cover different variations
of ads that you can run for niche specific offers.
Keep in mind that simply changing out the hook will be
enough to create a completely unique ad variation in
Google.
Which means that for every ad example in this section,
you can multiply it by at least 10 based on the list of
hooks below.
In our example ads we’ll stick with “Price Reduced” but
here is a list of other angles you can test as well (NOTE:
this isn’t an exhaustive list either):

Because Google is keyword search based, running more
general “homes for sale” type ads can still work really
well too.
Below are some examples of ads you can run for these
types of campaigns. Keep in mind that you can also use
different keyword variations in the ads.
So for instance one ad could use “homes for sale” while
another uses “real estate for sale.” Again, different body
copy will lead to different results.

Google Keyword Insertion:
Here is a bit of an advanced tip, but it’s super easy to
implement in your ad copy.
Any time that your ad can mirror back all or a portion of
the keywords that a prospect searches for, the more
relevant and congruent it will be.
Google makes this fairly simple to do with a snippet of
code. Plus if Google is unable to pull in a word or phrase,
they can replace it with your default text.

Closing Remarks:
Keep in mind that if you have a long city name for
instance and you run out of headline or body copy space,
you can always remove a part of a word or phase.
It’s always important to split test variations, because in
almost every case one variation will outperform another.
Again we only scratched the surface with unique
templates above, because there are multiple hooks,
keyword variations, and headline/body combos you can
use.
