This DEED, made and executed in Bacolod City, Philippines, by and between:

WITNESSETH:
WHEREAS, the VENDOR is the absolute and registered owner of the real
properties with improvements thereon known as Lot 163 D and Lot 163-E-2-A situated
in Brgy. 111 Poblacion, E.B. Magalona, Negros Occidental, Philippines, covered by TCT
Nos. T-152217 and 091-2018005384, respectively, issued by the Registry of Deeds for the
Province of Negros Occidental, particularly described as follows:
A PARCEL OF LAND (Lot 163-D, Psd-06-008369, being a portion of Lot 163 Saravia
Cad.), situated in the Poblacion, Mun. of E.B. Magalona, Province of Neg. Occ,
Island of Negros. xxx Containing an area of THREE HUNDRED NINETY TWO (392
sq.m.), SQUARE METERS, more or less. xxx

WHEREAS, the VENDOR agreed to sell the aforementioned real properties
together with all the improvements found thereon, including her rights and interests
thereof in favor of the VENDEE and the VENDEE is willing to buy the same subject to
certain terms and conditions mutually acceptable to the parties;
As reflected in the Contract to Sell entered into by the parties, it is agreed that all
unpaid real property taxes, assessments, surcharges, interests and other charges by the
government concerning the said realties up to the date of this contract shall be to the
account of the VENDOR which shall be immediately settled or updated by the
VENDOR with the concerned government offices.
Registration Fee and expenses and all other miscellaneous fees and expenses in
connection with the transfer of title shall be for the account of the VENDEE;

ACKNOWLEDGMENT
BEFORE ME, a Notary Public for and in the City of Bacolod, Philippines personally
appeared the persons of the following:
all of whom I have identified through competent evidence of identity and who represented to me
that their respective signatures on the foregoing instrument were voluntarily affixed by them for
the purposes stated in the instrument and who declared that they have executed the foregoing
instrument as their free and voluntary act and deed.
This Instrument consists of only three (3) pages, including this page in which this
acknowledgment is written, duly signed by the parties and their instrumental witnesses on each
and every page hereof.
