This document is a partition agreement between spouses El King and Charmaine Bermudo and Claudio Lawan regarding a parcel of land they co-owned. PARTITION AGREEMENT

KNOW ALL MEN BY THIS PRESENT:


This Partition Agreement entered into by and between:
1. SPOUSES EL KING L. BERMUDO and CHARMAINE P. BERMUDO
both of legal age, Filipino citizens and residents of Barangay Parsolingan,
Gerona, Tarlac, and herein referred to as the FIRST PARTY;

2. CLAUDIO C. LAWAN, of legal age, Filipino citizen, married to Milagros T.


Lawan, and a resident of Barangay Parsolingan, Gerona, Tarlac, and herein
referred to as the SECOND PARTY;

WITNESSETH:
That we are the registered co-owners of a parcel of land situated in the Barrio
of Alvindia, Municipality of Tarlac, Province of Tarlac, containing an area of
ELEVEN THOUSAND EIGHT HUNDRED THIRTY-ONE (11,831) SQUARE
METERS, more or less, covered by Original Certificate of Title No. P-21563 FP -
036916-01-14077 of the Registry of Deeds, Province of Tarlac;
That we have caused the sub-division of the said property into TWO (2) sub-
lots to segregate our respective ownership as shown on the approved Subdivision Plan
as per PSD-03-252971 DULY APPROVED BY THE DENR San FERNANDO,
Pampanga on March 17, 2022;
That we have agreed to adjudicate the resulting sub-lots in the following
manner;
1. Lot No. 10-A with an area of 150 sqm shall belong to SPOUSES EL KING
L. BERMUDO and CHARMAINE P. BERMUDO;

2. Lot No. 10-B with an area of 11,681 sqm shall belong to CLAUDIO C.
LAWAN, married to Milagros T. Lawan.
That all the parties were present during the survey and hereby confirm and agree as to
the sites and locations and shares of each;
FINALLY, the parties hereby request the Hon. Registry of Deeds of Tarlac to
issue separate titles for each sub-lot upon payment of the required legal fees, thereof.
